SHORT TERM INVESTMENT

To succeed in a short-term investment you must find a property that can be purchased at a price below the market, make some changes, and sell it for a profit.

A good investment property has three elements:

  • Requires investments and/or repair
  • It is located in an area where people want to live
  • The seller is motivated to sell below market value

Keep an open mind, because often the best investments are the undesirable properties that can be transformed.

Consider repairs and improvements that produce higher returns, such as landscaping, painting, installing additional lighting, replace faucets, etc.

SHORT-TERM INVESTMENT PROCESS

Define your criteria for selecting properties, this should include the location and condition of the property, the price range and budget for repairs and improvements.

Look for properties with investment potential and qualify properties for analysis.

Analyze the properties with greater profit potential. Identify necessary repairs or improvements and expenses. Estimate the possible selling price once the property has been improved, this analysis will allow you to make a suitable offer.

Present the offer and if accepted, hire a professional inspector to conduct a final evaluation of the property before closing the transaction.

Plan repairs and improvements according to your budget, assign work and check the time and cost of the works as planned. Your earnings will depend on your ability to do the job quickly and organized. Any deviation from the plan can make earnings diminish or disappear.

Prepare your property for sale and get profits from your investment.
